The ground under most of Woodstock is Georgia Piedmont red clay. The USDA's Piedmont upland soil series, Cecil and Pacolet among them, are red clay sitting under a thin sandy surface. Both formed in place from weathered granite and gneiss, on ridges and side slopes. The USDA lists Pacolet slopes as commonly 15 to 25 percent, which is steep ground for a driveway.

Red clay gets slick and ruts easily when it is wet, and it loses bearing strength once it is saturated. That matters here because it rains a lot. NOAA's normals put annual rainfall near 55 inches at Canton, the Cherokee County seat. Pavement built over soft, wet clay moves, and that shows up as cracks, sunken spots and crumbling edges.

The work that prevents it happens under the asphalt. The site gets graded to shed water, then a stone base goes down and gets compacted in layers. Where the base under an old drive is still sound, an asphalt overlay can go over the worn surface.

Woodstock drains toward water on every side. Noonday Creek and Rose Creek run through the Towne Lake area and feed the Little River arm of Lake Allatoona. Where a lot sheds toward a creek or a ditch, we grade for it first. A drain pipe goes under the drive where the site needs one.

Driveways in Woodstock subdivisions and on acreage lots

Woodstock housing runs from large HOA subdivisions to wooded acreage. Towne Lake is a planned community about two miles west of downtown, with thousands of homes in it. Eagle Watch, Towne Lake Hills, Wyngate and Bradshaw Farm follow the same pattern. Each has its own amenity area with a parking lot, plus hundreds of private driveways behind it.

A subdivision driveway is usually short and paved off a city or county street. Those jobs come down to clean edges and a flush tie-in where the asphalt meets the garage slab. Water has to leave the drive and run past the house. On a sloped lot the grade gets set so runoff goes off the sides instead of down the middle.

Off Arnold Mill Road, Trickum Road and out toward Bells Ferry Road, the lots get bigger. Long gravel drives are common there, and paving one means grading the whole run first. No more mud, no more dust. On a long drive or a private road shared by several homes, tar and chip paving is another option.

Parking lots on Highway 92, Towne Lake Parkway and Ridgewalk

Woodstock business traffic runs on a handful of corridors. Highway 92 crosses the city and meets I-575 at exit 7. Ridgewalk Parkway has its own I-575 interchange at exit 9, with the outlet shopping center off it. Towne Lake Parkway carries the retail on the west side, and Main Street runs through downtown.

Lots on those corridors take steady wear. Delivery trucks, dumpster pads and drive lanes break down faster than the car stalls do. We build the heavier sections where the trucks run, and we keep the drainage moving off the lot. Water standing on a lot is what turns a small crack into a pothole.

Church, apartment and HOA lots around Woodstock run on the same plan. We plan the work in phases with you. Part of the lot can stay in use while another section is paved and striped. Sealcoating and restriping later keep the surface and the lines readable.

Who controls a driveway connection in Woodstock?

Three road owners can be involved in Woodstock, so it helps to know which one. The City of Woodstock Public Works Department handles street and public right of way maintenance inside the city. Cherokee County Transportation Engineering reviews and issues driveway permits and utility encroachment permits along county maintained roads.

State routes are the third case. Highway 92 and Highway 5 are state routes, and I-575 carries Highway 5 through Cherokee County. Georgia DOT requires a permit before construction work inside a state highway right of way. GDOT also sets the width there, normally 14 to 16 feet for a residential driveway.

If your entrance ties into a state route or a county road, the road owner's rules apply. We build to them. Woodstock also runs a stormwater utility fee, which the city says funds system maintenance, operations, planning and water quality work. New pavement changes how a site sheds water, so the grading plan comes first.
