Sealcoating is a coating sprayed over asphalt that is still in sound shape. The Pavement Coatings Technology Council describes it as protection from the aging that sunlight, water and debris cause. It also shields the pavement from leaking oil and gas. Sealer treats the surface, and the base under the asphalt is a different job.
We handle driveway sealcoating and parking lot sealcoating across Northwest Georgia. The pavement gets swept clean, then crack filling and oil spot treatment. The council's guidance is to fill cracks a quarter inch and wider and leave hairline cracks alone. After that the sealer goes on with our spray rig.

The Pavement Coatings Technology Council describes what sealcoating is for. It extends the useful life of the pavement by protecting it from the aging that sunlight, water and debris cause. The Asphalt Institute says sealing renews old asphalt that has gone dry and brittle. It also seals small surface cracks and slows the loss of surface stone.
Sealer will not fix what is wrong underneath. The council lists wide cracks, alligator cracking and soft or sunken spots as the warning signs. Those mean the pavement or the base needs repair or replacement. That is patching or an asphalt overlay.
Pavement sealer comes in two kinds. The council lists refined coal tar based sealers and asphalt based sealers. Most are an emulsion of water, clay, sand, polymers and under 20 percent of either one. We will tell you what is going on your pavement when we write the estimate.
Fresh asphalt needs to cure before sealer goes on. The Pavement Coatings Technology Council says hot mix asphalt usually cures in 30 to 90 days. Cold mix wants at least 90. That is the wait before a first sealcoat can go down.
Curing is one thing, and needing sealer is another. The Asphalt Institute says a well built driveway should not need sealing for about 2 to 5 years. After that the pavement tells you. Seal once the surface goes dry and brittle, small cracks open, or the top stones start coming loose.
Around Cartersville and Bartow County the sun works on asphalt most of the year. Summers run long and hot, the rain comes heavy, and winter brings some freeze and thaw. That ages a surface faster than a mild climate does. We look at your pavement and say whether it wants sealer now, a repair first, or new asphalt paving.
A parking lot takes more sealer than a driveway. Busy lots usually get two coats, and cars turn in and out all day. The Pavement Coatings Technology Council's own lot example runs a two coat sealcoat too. We plan the work in phases with you so the business can stay open.
Weather decides the day. The council calls the ideal window above 70 degrees, direct sunlight and humidity under 60 percent. Sealer does not go down if rain is imminent or likely. In cold or wet weather the water in the emulsion will not evaporate, so the sealer never cures.
Drying and curing are not the same thing. The council says sealer that is dry to the touch can take foot traffic, but not vehicles. Vehicles go back on once curing is well underway. Then we come back and handle restriping the stalls and markings.
